DEVELOPMENT
All properties would be fully developed to provide attractive high quality, low maintenance real estate designed to a common theme but with a wide variety of options to suit individual needs. Construction all to follow Green Globe standards. The Port would comprise approximately:

- 223 Marine berths
- Public Boat and Kayak Launch Ramp
- Public Picnic Area
- 6 lane Fuel Station & Convenience Store
- Commercial Property to service tourist and yachtsmen needs
- Floating Restaurant and Pool Deck.
The Port Village would comprise approximately:
- 40 Designer waterfront homes with private pontoon
- 2 Designer Riverfront homes
- 36 Waterfront Townhouses (2 floors plus attic space)
- 10 Family Canal Houses (2 floors plus attic space)
- 12 Luxury Marine Villas (2.5 split levels)
- 12 Riverfront Apartments
- 34 Lookout Apartments in two 7 storey twin cloverleaf structures
- 60 Apartment Hotel Units (Ground floor plus 5 levels of apartments)
This makes a total of 146 Residences plus the 60 unit Apartment Hotel.
Port Trafalgar would make logical use of a marginal area that represents a very small portion of the total area of the Haven.
The development could also be designed to incorporate city flood protection. This highly modified area is flanked by:
- The Queen Elizabeth II Drive reclamation to the East .
- The Akerston Street reclamation to the West
- The Haven Holes reclamation to the North.
- The Haven Holes were the gravel pits left from the construction of highway 6 that were then filled with the material dredged from the Nelson marina to form the existing Bird Sanctuary.
Furthermore, the Wakapuaka sewerage plant overflow discharges into this area making it unsuitable for the collection of any seafood.
Most of the area is screened off from public view by highway plantings and the public are currently warned to stay out of the area due to a hazardous rotting wreck.
The Port would make logical use of this area and would extend and improve the existing Bird Sanctuary created by the filling of the Haven holes.
The whole development would look as if it was built on a natural river delta. We would work with DOC and other concerned parties on the development of the Bird Sanctuary to ensure that ideal conditions are created for the desired bird species.
The bird park would be extended into a natural looking boulder bank to match the Nelson boulder bank and would act as a breakwater to the development. This would make a lovely walkway out to viewing and fishing spots.
The landscaping would be completed with extensive use of native plants and grasses that would result in the development blending naturally into the environment. This project would be an example of how, with sensible planning and co-operation of concerned parties, a marginal area can be developed to the great benefit of both man and marine wildlife.
